General Contracting

CJR Construction, we’ve been known for our strength in the hard bid market. Today, we participate in both the hard bid public market and negotiated with projects we feel confident we can do successfully, and to keep apprised of pricing, designs, methods and the competitive landscape. We also participate in a variety of other bid approaches – usually with lump sum or GMP (guaranteed maximum price) contracts – remaining true to our budgets and timelines with the same level of quality and integrity we’ve been known for since our early days.  General contractors in the commercial construction industry provide a wide variety of services. These services include turnkey projects, new construction, interior fit-outs, site improvements and remodel and renovations. On occasion, a general contractor even takes over a project that’s already underway.

Project Types:

  • Turnkey

Design Build

At CJR, we specialize in Design Build Project methodology.  We work in conjunction with (Architect, Engineer, General Contractor, Owner) focusing on a seamless, efficient interface with one team from top to bottom.  The Design Build method is to save on cost and time by delivery a project where the design and construction services are contracted by a single entity known.  By offering an “umbrella” type of contract CJR becomes the single source for the complete construction project. Often a GMP (guaranteed maximum price) is defined early in this process to give you confidence that we will meet your project goals.

Planning and Design Assist

Through CJR’s Planning and Design Assist services we try and bridge the gap between Architects and Contractors through project planning, design, engineering and execution.  As an AEC firm and PACE Contractor we leverage our experience and expertise to turn your vision into defined project goals.  Our team provide design assistance, value engineering and constructability and interdisciplinary review feedback during design to limit risk in construction.   CJR is selected early in the process, possibly even before the architect is on board. We work alongside the architect and owner assisting them with cost-effective decisions regarding construction-related issues like materials, scheduling and budgets. The architect and CJR each contract directly with the owner, creating a “three-legged stool” of accountability to one another.

Benefits:

  • Contractor is retained at conceptual phase
  • Assist the Architect, Engineer in design and construction documents
  • Reduce risk by establishing baseline metric for budget, schedule and quality
  • Save cost using lean management techniques
  • Reduces the amount in changes orders
